FAQ (Frequently Asked Questions)

What is a home inspection?

A home inspection is a visual examination of a property's structure and systems. It helps identify issues—big or small—so buyers, sellers, and homeowners can make informed decisions.

What does a home inspection include?

 Our standard home inspection covers:

  • Roof, attic, and insulation
  • Foundation and structural components
  • Electrical systems
  • Plumbing systems
  • Heating and cooling (HVAC)
  • Windows, doors, walls, ceilings, and floors
  • Exterior (siding, decks, porches, drainage)

How long does a home inspection take?

Most inspections take 2 to 4 hours, depending on the size, age, and condition of the property.

Do I need to be present for the inspection?

You are welcome to attend the home inspection, but it’s completely up to you. After the inspection, we’ll take about 30 minutes to walk you through the key findings and important areas.

How much does a home inspection cost?

Prices vary depending on the size, age, and location of the home, but typically range from $400 to $800.

Do you inspect condos or townhomes?

Yes! We inspect single-family homes, townhouses, and condos. For strata properties, we’ll identify which components fall under strata responsibility so you can address them at your strata meetings.

What is included in the report?

 You’ll receive a detailed report—typically within 24 hours—that includes:

  • Photos
  • A summary of findings
  • Precise locations of any issues
  • Implications of the findings
  • Recommendations for repairs or further evaluation, including suggested timeframes

I'm looking to sell my house. Should I do an inspection before selling it?

A pre-listing inspection is a home inspection ordered by the seller before listing a property for sale. It provides a detailed overview of the home’s condition and helps identify issues early on.

A pre-listing inspection gives you a clear picture of your home’s condition, so you can:

  • Fix problems proactively
  • Avoid surprises during buyer inspections
  • Speed up negotiations
  • Market your home with transparency

In a pre-listing inspection, you (the seller) are in control. You decide what to fix and how to present your home to potential buyers.

Can a house fail an inspection?

No—there’s no pass or fail. The report simply outlines the home’s current condition. It’s up to the buyer or seller to decide how to proceed.

Are you licensed and insured?

Absolutely. Our inspectors are fully licensed, certified, and insured, following industry standards and local regulations.

What payment methods are accepted for this service?

Payments can be made using credit cards, Interac e-Transfer, or cash.
